The Pentagon | City Centre

The Pentagon takes its name from the pentagon-shaped inner ring road that outlines Brussels' historic city centre. It is the capital's second-largest office market, even though the city centre also serves retail, residential and leisure functions. Office clusters are concentrated near the pedestrian zone and Brussels-Central station, in an environment hosting many major public-sector, financial and services occupiers.

The district benefits from three main railway stations and an excellent public transport network. Its central position also makes it accessible by bike. The district hosts everything from small companies sharing coworking spaces to large corporates occupying an entire building.

The district benefits from a particularly resilient letting market: prime rents rose by 20% year-on-year according to JLL Research data, while remaining stable elsewhere in the capital.

<colgroup><col /><col /><col /></colgroup>

PROFILE
Law firms, consulting, finance

KEY ASSET
Louise metro station, prestige address

RENTS
Prime rents rising sharply (+20% in 1 year)

→ View available offices on Avenue Louise

→ Source: JLL Research — Brussels Office Market Report

The European Quarter (Leopold Quarter) | International business district

The European Quarter, also called the Leopold Quarter, is Brussels' largest office district: around 3.3 million sqm, or 25% of the Brussels market. Well served thanks to its proximity to Brussels-North station, it blends large office towers with SMEs.

The district splits into three distinct office sub-areas. Espace Nord, nicknamed Brussels' "mini Manhattan", is home to major towers such as the Proximus Towers and World Trade Center III, now largely renovated for mixed use. The Botanique area offers spacious office buildings, a well-known park and a prime position along the inner ring road. The Canal area, finally, is seeing its former industrial buildings replaced by sustainable offices and new concepts combining offices and housing.

This is the district that has seen the strongest growth in its office stock in recent years, driven by projects such as Moebius, Iris Tower, Gare Maritime and the Quatuor complex — despite the demolition of the former WTC I and II towers (source: JLL Immo — full article on the North District).

<colgroup><col /><col /><col /></colgroup>

RANKING
2nd-largest business district

KEY ASSET
Brussels-North station

SUB-AREAS
Espace Nord, Botanique, Canal

→ View available offices on the North District

The Southern Periphery | Walloon periphery

The Southern periphery covers the Walloon municipalities of Waterloo, Wavre, La Hulpe, Braine-l'Alleud, Louvain-la-Neuve and Mont-Saint-Guibert, plus the neighbouring Flemish municipality of Hoeilaart.
What is meant by the office of the future?

Behind the concept of the office of the future lies the idea of the Smart Office, which literally means an "intelligent office." This mainly involves a space equipped with internet-connected devices that communicate with each other through a shared network.

This "intelligent" system is capable of monitoring and analyzing a large amount of data, managing multiple actions, and improving working conditions in various aspects, including:

Comfortable working conditions

Enhanced employee productivity

Automation of tasks considered secondary

Energy savings

Improved workplace security, and more.

Simplification of daily tasks

The office of the future helps reduce time losses associated with certain seemingly simple and non-value-added daily tasks that can cause significant time wastage. This can include access to premises as well as the use of different workspaces.

Regarding office access, currently, an employee needs to present a badge to enter the parking lot, premises, or secure areas of the site. The office of the future, for example, may feature connected badges with integrated access rights for their owners. The various doors can open without the employee having to take any action.

In terms of managing different rooms and restrooms, sensors can be installed to determine if a room has been used or not during the day. The same applies to toilets, thanks to door opening sensors. This technology efficiently measures real-time room occupancy rates. Similarly, the cleaning staff can focus only on areas that have been used during the day, resulting in significant time and productivity savings.

Improvement of the work environment

Improving the quality of work life remains one of the main objectives of the office of the future. The support of connected devices and data applies not only to different workstations but also to enhancing the environment throughout the building.

With thousands of sensors, data regarding temperature, air quality, or humidity levels can be processed in real-time. Based on this information, the office of the future can automatically make adjustments necessary for the well-being of employees. For example, maintaining a humidity level between 45% and 65% and a temperature of 21°C. Additionally, the CO2 level can be analyzed, and if it is too high, the Smart Office can activate air ventilation in the offices.

Beyond improving the quality of work life for employees, by calculating room occupancy rates, the office of the future enables energy savings. It can adjust energy usage based on actual needs, such as increasing heating or reducing lighting in unoccupied areas.

Reducing constraints for employees

Directly linked to work-life quality, the office of the future should have a positive impact on employees' well-being. This involves reducing stress and preventing physical risks in the workplace. Connected devices can also be integrated into furniture.

In the near future, it is conceivable to have a device indicating to employees when it's time to change position—for example, alternating between sitting and standing at their desks, taking a short break, stretching, etc. Similarly, an intelligent desk can learn user preferences and adapt to provide personalized comfort that enhances productivity. In the same vein, the desk can change colors according to the employee's preferences. For instance, a red light indicating "Do not disturb" or blue to signify "On break."

The office of the future should place employees at the center of the organization by facilitating their daily routines while preserving their well-being, allowing them to evolve and work with maximum efficiency.

JLL supports you in the purchase or rental of your offices, business premises, warehouses, and shops throughout France. What will the office of the future look like?

How can we improve employee productivity while reducing technical and physical constraints? That is the main objective of what is called the "office of the future." This collection of connected devices aims to rethink working conditions to save time and increase productivity. Connected badges, room availability, adjusted temperatures and lighting, intelligent furniture—discover what the office of the future should look like.

Life at the office

Discover the 7 key messages:

1. Work-life balance is the new priority for employees, far surpassing salary considerations.

Remote work has been such a revolution that employees are focusing on its benefits and tend to be less affected by the blurring of boundaries between their professional and personal spheres. They expect their employers to incorporate more flexibility into the salary package offered: 88% want flexible working hours in the future. In this perspective, it has been necessary to rethink the design of professional spaces, as well as the design of home office spaces for employees.

2. Hybrid work has come a long way: Traditional workspaces are losing ground.

The crisis has allowed for experimentation: the more people practice remote work, the more they want to continue doing so in the future. Employees align themselves with global trends, aiming for an ideal of 2 days of remote work per week, split between 1.5 days at home and 0.5 days in third-party locations.

3. It's not about time management; it's about social interaction.

Employees miss the social aspect of the office. What they miss the most about in-person work at the office is informal interaction and face-to-face collaboration. 61% of employees crave "real" human interactions with their colleagues.

For this reason, the design of professional spaces must be adapted. Increasingly, open-plan office spaces are emerging. Few workers desire individual offices. Open spaces are composed of office furniture designed to facilitate interactions among colleagues without hindering work. Meeting rooms are provided to bring teams together. There is a renewal in office layout, and the work environment is being redesigned to promote well-being at work.

4. Long-term remote work takes a heavy toll on social and mental well-being.

Employees' sense of fulfillment is declining, and they are also overwhelmed in terms of mental load: 51% feel disenchanted, and 44% feel overwhelmed, having too many personal and professional responsibilities. Parents of young children and individuals living alone are the most exposed. Companies are more than ever responsible for the health of their employees: their physical health, of course, but also their social and mental well-being.

5. Remote productivity is decreasing.

Although employees' performance in remote work remains high, with 43% claiming to be more productive at home than in the office, this figure has decreased since the first lockdown, when 52% of employees reported being more productive at home.

6. Employees have higher expectations of their company, which must redesign their offices accordingly.

Although employees say they need to return to the office to reconnect with their community, they are also much more critical of their usual workplace. Only 48% are satisfied with their current workplace (compared to 60% in April 2020), and only 36% say they miss the office (compared to 46% in April 2020).

7. Employers will need to improve the work experience to inspire a desire to return to the office.

The more satisfied employees are with their office, the more they miss it. 69% of those who are highly satisfied with their work environment miss it a lot, compared to only 5% of those who are not really satisfied today. Employees expect their employers to offer them completely redesigned professional spaces, taking into account the human aspect, well-being, and ecological considerations. They also aspire to offices connected to nature and equipped with digital tools.

Designing Professional Spaces: How Do Employees Aspire to Work in the Future?

Over the past few months, the pandemic has caused a seismic shift in work and lifestyle patterns. Workers have adapted to remote work while adhering to health and safety guidelines, revealing a desire for greater flexibility and new hybrid work models.

Employees are increasingly experiencing virtual fatigue or burnout and are increasingly eager to return to the office most of the time. This suggests that offices will be more important than ever as the center of the work ecosystem, and exceptional office environments will remain an essential means of engaging employees.

But how can we inspire employees to work in the future?

Before the move : Defining the needs

This first step allows you to guide the decisions that will be made by clearly defining your office needs:

Where will your offices be located, taking into account factors such as accessibility, visibility, proximity to your clients or competitors?

What size of space is required based on both your current and future needs?

What type of building will you prefer in terms of floor size, image, and technical performance?

Lastly, do you want to buy or lease? In case of a lease, what is the desired lease term and what level of flexibility do you need? The budget should be defined, and all costs related to the fit-out clearly identified.

Scan the market

The selected real estate advisor will present you with a comprehensive selection of available properties on the market. Based on the information provided, you can choose the buildings you want to visit and, with their support, conduct your visits efficiently.

Establish a shortlist of buildings for negotiation

Based on the criteria specified during the needs definition, a qualitative analysis of the visited buildings will be conducted by your real estate advisor to then rank them in order of preference. It is useful to establish a layout study (block planning) for the top-ranked few buildings.

Keys to conducting negotiations

A Request for Proposal is sent to each of the owners of the selected buildings. Their response based on the various criteria outlined in step 1, as well as their financial proposal, is studied. After negotiating the financial and technical conditions, as well as the lease clauses, the lease agreement is drafted, finalized, and signed.

After the move, it's time to consider fit-outs: time and budget constraints

From the initial inventory to the completion of the works, the fit-outs need to be coordinated, taking into account time, budget, and quality constraints. The architect and/or designer, as well as the project manager, play an important role in ensuring the success of your project.

The move, constraints, and obligations

The coordination of your move should also take into account the obligations concerning the office space you are leaving. Moreover, by vacating your previous premises on time, you benefit financially! It is also essential not to forget certain formalities (change of address, etc.) to ensure a successful transfer.

There you have it! Have you decided to move?
Here are five changes that companies have adopted to make their offices more sustainable.

1. Bringing nature into the workplace

Incorporating natural elements — such as natural lighting and ventilation, or green walls — has been proven to help reduce stress, increase attention spans, improve general wellbeing, and reduce energy costs. For instance, integrating natural light in indoor spaces has been found to reduce the need for artificial lighting and potentially lower energy costs by up to 80 percent.

Companies are designing offices with lush greenery as a key feature. In Citibank’s Wealth Hub in Singapore, for instance, the office is designed as a “banking conservatory” with garden meeting pods nestled amid shrubs and trees, instead of conventional meeting rooms.

Seven in 10 workers want employers to incorporate greenery such as indoor plants, green rooftops and vertical gardens in the workplace, according to JLL. Property developer Guocoland’s upcoming Guoco Midtown mixed-use development will see 3.8 hectares of greenery flowing through the property across 30 gardens with over 350 species of plants and trees.

2. Recycling wastewater in office buildings

The Salesforce Tower in San Francisco filters around 30,000 gallons of dirty water generated by the building and returns it as clean, non-potable water for use in toilets and drip irrigation. A Cambodian resort development project under construction will operate individual treatment plants within its office building, hotel, and carpark to recycle wastewater for farmland irrigation.

Six in 10 workers want universal adoption of 100 percent water recycling in offices, according to JLL. But it’s not just about employee satisfaction. Recycling and conserving water also maximizes energy use and saves costs.

“Recycling wastewater onsite lowers the costs associated with and the energy consumed for pumping and transporting water for treatment elsewhere,” says Allan. “More importantly, reusing the water within buildings also eases the pressure on water resources in cities.”

3. Installing smart windows

Buildings are getting smarter with new technologies introduced. U.S. manufacturer View produces glass that automatically monitors and adjusts its transparency to control the amount of light and heat permeating indoors.

These windows reduce the load on the building’s heating, ventilation, and air-conditioning (HVAC) system, which lowers the overall energy output and leads to cost savings.

According to a Cornell University study, smart windows also offer significant health advantages such as reducing eyestrain by 51 percent and headaches by 63 percent.

4. Using AI and IoT for energy conservation

Using artificial intelligence (AI) and the Internet of Things (IoT) can also help drive overall efficiencies in energy consumption.

Take energy intelligence and automation firm BeeBryte. Its solution leverages AI and IoT to predict thermal needs in buildings based on weather conditions, building occupancy and business activity. Using this information, it automatically adjusts the HVAC setpoints in real time and saves up to 40 percent of energy costs while keeping temperatures within a predetermined range.

“Buildings today have a whole plethora of systems for functions such as measuring air temperature, indoor air quality, traffic patterns, and space occupancy,” says Jeremy Sheldon, Head of Leasing, Asia Pacific, JLL, during a virtual panel discussion on the Future of Workplaces. “We generate an enormous amount of data, but what’s important is what we do with it and how we make more efficient decisions.”

5. Personalizing the workspace

Spaces that give employees a level of personalization can further encourage energy savings.

In an experimental office housed within a zero-energy building in Singapore, a personalized cool fresh air supply duct with adjustable air volume is installed at each desk. This allows the surrounding air conditioning to be set at a lower air supply rate without compromising comfort for the desk occupant.

Similarly, an eco-office concept by Mitsubishi in Japan’s Otemon Tower with next-generation personalized office air conditioning allows employees to control the aircon temperature for their individual desks.

“Increasingly we will see businesses investing in sustainable real estate, leasing office spaces in green buildings, and embedding green features in their offices as part of their sustainability strategy,” says Allan. “Together, these changes will ultimately improve employee engagement and retention.”

5 ways companies are making offices more sustainable

The office is getting greener amid demand that companies take action on their commitments to sustainability and net-zero carbon emissions.

Some buildings are recycling water, while others are using energy-saving glass or implementing micro-climates based on employee preferences. Sustainability

What is a CSR approach?

Corporate Social Responsibility (CSR) – also known as Corporate Social Responsibility – refers to the integration of social, environmental and sustainable development issues by the company. CSR therefore allows the company to respond to the current problems of society, while improving its performance and meeting the expectations of all stakeholders: from employees to customers, suppliers and other partners.

A CSR approach in companies is defined through three main axes:

● Environmental: co-responsible markets, energy consumption reduction, waste management, greenhouse gas emission reduction , etc.

● Social: respect for employees' rights, improving quality between employees, combating discrimination, ensuring safety at work, etc.

● Economic: customer/consumer satisfaction, introduction of fair pricing, promotion of short supply chains/local suppliers, transparency with investors, etc.

Based on these axes, the company must therefore implement a CSR strategy in order to contribute to sustainable development issues, have a positive impact on society while remaining economically viable.

Why implement a CSR approach?

Implementing a CSR approach within your company has many benefits.

Environmental impact

As explained above, one of the major axes of CSR is to respond to sustainable development issues. A theme at the heart of our society today. A CSR policy allows the company to become aware of the consequences of its activity on the environment.

It can thus identify the main impacts – waste generation, resource consumption, greenhouse gas emissions, etc. – and put in place a strategy to limit them and measure the results obtained.

Cost reduction

As a direct consequence of the implementation of the CSR approach, a reduction in energy and resource consumption logically leads to a reduction in costs for the company. A gain in profitability beyond the only environmental impact.

Improving employee well-being

Employees are generally sensitive to CSR initiatives. Like quality of life at work, it may be relevant to involve employees in the process of defining the CSR strategy in order to involve them. Collaborative work on economic, social and environmental issues will motivate employees, who are real actors of change in their company. And as we know, happy and involved employees are more committed and productive employees.

A positive image of the company

If this is not the main objective, a CSR policy is also very favorable for the image of the company. A responsible and committed brand enjoys the trust of its customers or consumers, and develops a strong identity.

This is also felt in terms of attractiveness. Companies that have implemented CSR initiatives are more likely to attract applications from young graduates. You can therefore communicate – with measure – on all the actions put in place.

Read also: 5 tips to improve the quality of life at work in 2023

5 steps to implement a CSR approach in companies

Implementing an effective CSR approach within your company requires following certain steps.

1. Appoint a project manager

The first step to take before implementing a CSR approach in the company is to appoint a project manager. A responsibility that can even become a full-time position for large companies.

Ideally, it is preferable to appoint an employee concerned and motivated by this mission, who gives great interest to the axes carried by CSR. In addition, the project manager must obviously know the company perfectly, but also master transversal management and have a great sense of communication and interpersonal skills to carry out his missions.

2. Conduct an audit

Another important step in the implementation of a CSR approach is to carry out a double audit. On the one hand, the situation of the company before the implementation of a strategy in order to target areas for improvement. On the other, an audit of the measures taken in similar companies.

It is also essential to communicate about this project both internally with all employees, and externally, with customers, suppliers and partners.

3. Visit the CSR Platform website

To implement a CSR approach in companies, it can be interesting to be accompanied and advised. To do this, you can seek advice from the Chamber of Commerce and Industry (CCI).

But it is also possible to visit the CSR Platform website proposed by the State since 2013. In particular, you will be able to get answers to your questions about the implementation of a CSR policy, and help for the construction of your project.

4. Develop your strategy

All the preliminary work will allow you to develop the most objective CSR strategy adapted to the situation and needs of the company in environmental, economic and social terms.

This strategy will result in an action plan, ranked in order of priority, for example, and led by the project manager. It is important to define an allocated budget that will make it possible to define precisely the number of actions over the year and the pace at which they can be carried out.

5. Use the Impact Platform

Another site proposed by the State: the Impact platform. This service allows you to share the actions and results obtained as part of your CSR approach. A way to enhance your actions, to obtain, if necessary, support, and to demonstrate total transparency with regard to your employees, your customers and all your external partners.

What is the flex office?

Flex as flexibility, office as desktop. The flex office brings us back to the notion of a flexible office. But what does it involve?

Flex office vs desk sharing

In companies, offices are rarely 100% occupied. Business travel, holidays, RTT, work stoppage: there are many reasons to leave an office vacant. And this is even more true since the generalization of teleworking in France.

Faced with this situation, some companies have decided to provide smaller workspaces, but always adapted to the number of employees present at the same time. The offices are no longer assigned and everyone can change them from one day to the next. This is called desk sharing, or shared office.

The flex office is different and goes further, because it is designed to adapt to the daily life of teams. To meet the needs inherent in the various tasks of employees, the flex office is based on a new layout of the premises.

Adapted premises

The flex office is not just about eliminating certain workstations and saving on square meters. It provides a response to another need: that of offering premises adapted to various work situations. If the open space is acclaimed by many companies, it is not always the ideal solution.

Need to isolate yourself to make a confidential call or concentrate? Go to a closed box provided for this purpose. Need to bring teams together to take stock of a project? The meeting room is ideal, with its large table and television allowing even videoconferences. To take a break, the relaxation room, the kitchen or the terrace are the places to be preferred.

The flex office makes it possible to adapt the premises to the constraints of each. It is therefore a key solution to facilitate the work of employees, and ultimately improve their well-being and productivity.

The advantages of flex office

The flex office offers many advantages, for employees and companies. Focus on the reasons to opt for the flex office.

For employees

As an employee, benefiting from premises allowing flex office is a real advantage. This allows :

to have workspaces adapted to their needs (meeting room, open space, telephone box, break room, etc.);

to meet new people, to get to know colleagues better and therefore to work better together;

to promote teamwork and exchanges thanks to the many collaborative spaces available.
For the company

For a company, the flex office also has several advantages:

On the employer brand side, it highlights the modernity of the company and its concern to promote the well-being of its employees;

Fulfilled employees benefiting from adapted premises is also the guarantee of increased productivity;

It is also a way to reduce real estate costs: by avoiding assigning one office per person, space can be saved.

How to set up the flex office?

For the implementation of the flex office to be a success in companies, it is necessary not to impose it overnight on employees. The implementation of the flex office must be done in stages to be successful.

Lessons learned from teleworking during the Covid-19 epidemic

The Covid-19 pandemic has really disrupted our work habits. Forced to work remotely, we had to adapt willy-nilly to this new way of working.

But not all employees appreciated the home office. The home office is for some an intrusion of work into the private sphere, and the difficulties that go with it to respect one's work schedules at home. Remote work has shown the ability of employees to adapt, but it has also revealed the difficulties and limitations of teleworking for some.

Two-thirds of French people enjoy alternating between work at the office and work at home and would like to be able to telework at least 1 day a week. But a third of employees refuse 100% teleworking. These statistics therefore illustrate the adaptability of employees but also their limits.

Prepare for the transition to flex office

Disrupting the work habits of your employees overnight without warning or consulting them may not be the best method to adopt. Going from a fixed and closed office to shared offices overnight can be a sudden change.

To make the transition, it is important to warn employees that changes will occur. We must warn them of the physical transformations of the workspace and explain to them how this new organization will impact their daily lives. The work of human resources and managers upstream is important for this transition to take place smoothly.

How to manage the flex office?

The flex office requires rethinking the space. New arrangements and a new organization that promotes employee mobility are needed.

Requirements for moving to flex office

Employees are required to change their "workstation" from one day to the next of the week, or even within the same day. It is therefore essential that everyone benefits from equipment that is easy to transport. The laptop is therefore indispensable.

A high-speed WiFi connection is also required so that you can be permanently connected without the need to connect with an ethernet cable. Finally, for an effective flex office, the premises must of course offer different spaces adapted to the work situations of employees.

How does the flex office work on a daily basis?

To set up the flex office, it is necessary that each employee has a dedicated storage space. Upon arrival, each employee simply has to fetch their laptop from their locker. Depending on the tasks he has to perform, his mood, his constraints, he can settle in the most appropriate space.

Flex office: what are its advantages, why choose it and how to manage it?

What if our workspaces had to be redesigned? Meeting room, open space, telephone box, relaxation room: the flex office rethinks the layout of the premises to adapt to different work situations. Find out everything you need to know about flex office, or when the premises adapt to the needs of employees.
