Description
The Tilia park is a zone with a wide range of possibilities.
Located south of Brussels, close to Nivelles and easily accessible via the Brussels ring road (R0), the site offers unique advantages to start up or further develop your business and/or ambitions.
The attached plan gives an idea of the surface areas and types of buildings (SME units, custom projects with offices, showroom, etc.):
- SME units available in building F.- Build-to-suit units on project grounds B1-B2-B3: from approximately 1.200 m² up to max. 3.000 m².
- These surface areas are indicative. Units can be combined.
With regard to the SME units:
- Each unit has parking spaces, a water and electricity meter, as well as a telephone/internet connection (no gas) and separate drainage systems.
- A rainwater tank shared between two units, as well as the installation of a sustainable energy system in each unit, comprising 10 solar panels, an inverter and a 5 kWh battery.
Option to purchase additional parking spaces: €7,500 per space.
Indicative timetable for Building F:
The planning application was submitted on 22 April 2026.
Provisional delivery of Building F is scheduled for the first or second quarter of 2028 (subject to change).
The land is private; it remains joint ownership with the owners of the other buildings. A manager / syndic ensures daily supervision, so that all residents contribute to maintenance and repairs.
The site only receives an Ores meter. 'Intelligent' monitoring will be installed.
