Description
The site of the former ‘Catala’ paper mill, which is being completely redeveloped into warehouses, offices, showrooms, etc. The site is ideally located close to the E19.
Logistics activities and B2C trade are prohibited.
A total of approximately 60.000 m² will be built, divided into different zones.
In zones 2C and 3B, buildings can be constructed to the tenant’s specifications.
For zone 2C, planning permission has already been obtained for two units of approximately 2.000 m² each, with the option of a loading bay and offices/showroom. The buildings will be delivered as shell units, have a clear height of 8 metres and the floor has a load-bearing capacity of 3 T/m². The buildings will not be fitted with a gas connection. A water connection is included, and three-phase electricity is provided (400 V / 80 A). Four units ranging from 900 to 950 m² are also a possibility. However, a new planning permission must be applied for (procedure approx. 6 months)
In zone 3B, a building can be provided with: 3.450 m² of storage, 8–10 metres of clear height, 799 m² of showroom space, 540 m² of offices, 2,088 m² of outdoor storage and 25 parking spaces.
On the Regional Plan, the site is located in an industrial zone (dark purple). The new GRUP (Municipal Spatial Implementation Plan) classifies the site as a Mixed-Use Regional Business Park.
