Description
As a vision to develop the Tour & Taxis site into an inclusive living environment, the principal idea of the Gare Maritime project is to make a city quarter under a roof, with a mixed program of working, shopping, entertaining, eating, drinking through public and private spaces and events.
As a former railway station, the Gare Maritime is going to become the very heart of the Tour & Taxis project, it will be a place for innovation where start-ups and established companies will have the opportunity to be part of a dynamic ecosystem to accelerate the development and commercialization of new products, services and technologies that transform the way we live, work and relax. Thanks to the building’s monumental volume and large expanses of glass, a unique environment full of air and light will be created.
This combination of an early 20th century station hall with contemporary additions will make Gare Maritime a unique project, it will become a vivid part of the city by the placement of 12 new volumes, which means +- 45.000m² office spaces under the existing renovated shell. It’ll not only become a pleasant space for daily users, but also an attractive spot in the city of Brussels. Both sides of the central nave are to accommodate retail, showrooms & entertainment facilities, as well as more public-oriented workspaces on the ground floors and next generation workspaces on the upper levels, it will also contain an exhibition & events area, a market area an impressive interior garden with mature trees and a circulation plan that promotes cross connections and amenities that foster collaboration.
These 12 new volumes follow on one hand the wider urban context in terms of urban fabric, and on the other hand they take into account the dimensioning and scale of the existing structure to keep a maximum visibility of the historic structural elements of the building.
The transversal streets give access to the different functions, and at the same time they are connecting the project to the developments and city surrounding Gare Maritime.
Adjacent to the Gare Maritime, the Tour & Taxis park of 9ha has already been partly realized and will connect with a new park along the Canal toward Place Sainctelette.
Location & Transport
If you're looking to locate in an office district close to the amenities offered by the city centre, the Brussels North Quarter is the place to be. With good transport links - including proximity to the North Station, contemporary architecture and design, and a good mix of large and small businesses, it's an ideal space for business.
The office towers and former industrial areas of the Northern Quarter are well-known landmarks in the city and future supply is guaranteed by major projects currently under construction. The district has three distinct office sub-districts.
The first is the Espace Nord. It is home to large office towers (such as the Proximus Towers or the Word Trade Center III) known as "mini Manhattan", many of which have been redeveloped into high quality office towers with increased space for mixed use and new ways of working. Then there is the Botanique district with spacious office buildings, a renowned park and a prime location along Brussels' inner ring road. And finally, the Canal district, where old industrial buildings are being replaced by sustainable office buildings and new office concepts in combination with residential buildings.
